Reporting to the Director of Real Estate, Asia Pacific. The ideal candidate will be based in Shanghai, responsible for managing all UPS real estate and facilities matters in China. The UPS portfolio includes administrative offices, warehouse, airport hubs and operation center facilities.
Job Description:
- Oversee all real estate negotiations with landlords and service providers
- Review and approve real estate transactions
- Maintain and update lease information and data base system
- Provide real estate solution and needs for UPS and customers
- Plan and formulate short term and long term real estate strategies
- Assist and plan for consolidation and build to suit projects
- Maintain and minimize real estate costs
- Ensure space utilization
- Maximize rental income of current portfolio
- Manage landlord and tenant matters
- Assist to review Expatriate residential leases
Requirement:
- Degree in Real Estate or other related discipline
- Members of CIREA, RICS or other relevant professional bodies
- Minimum of 5 years post qualification experience in similar role under Corporate Real Estate within a MNC or international consultancy firm
- Extensive agent and institutional landlord contacts
- Excellent communication and interpersonal skill
- Ability to present precisely and influence to senior management
- Strong negotiation skill and able to manage landlords and service providers independently
- Ability to read, review and compile lease agreements
- Analytical mind and attentive to details
- Accurate and sensitive to figures
- Fluent in English and Chinese (both written & spoken)
- Travel occasionally is required
